604  N. Main Street in Spring Lake, NC is being offered for sale through a Structured  Call for Offers. This property is a rare opportunity: a rezoned and  fully entitled multifamily development site located in the growing Fort  Bragg corridor.


This  process is designed to provide private investors and LIHTC developers equal access to a competitive and transparent  opportunity.


**  A 1.5% fee of the gross sales price will be paid by the Seller at closing to the licensed broker or finder who: (a) submits the initial buyer introduction; (b) has a written representation agreement with that buyer; and (c) remains involved through closing. Buyer must disclose any broker or finder relationship in writing at first contact with the Seller. Failure to disclose representation at first contact means no fee will be honored. **


Offer Process

  • Offer Window Opens:  XXXXXXX upon publication of appraisal and title insurance (expected December 2025).
  • Offer Window Duration: 60 days.
  • Submission Deadline: All offers must be submitted in writing by [Insert Date, EST].
  • Review Date: Offers will be opened and reviewed on that date only. No rolling acceptances.
  • Final  & Best Offers Only: Please submit your strongest offer up front. No  upset bids or resubmissions will be accepted after the deadline.


Types of Offers Accepted

  • Outright Purchase Offers – standard acquisition with agreed-upon closing.
  • Option-to-Purchase Offers (LIHTC Developers) – structured options tied to tax credit awards.
  • Partnership Proposals – GP/Limited Partnership structures, or joint ventures.


All proposals should clearly state structure, timing, contingencies, and proof of capacity.



Evaluation Criteria

Offers will be evaluated on:

  • Price / Net Proceeds (75%)
  • Certainty and Timing of Close (10%)
  • Contingencies and Conditions (10%)
  • Partnership Benefits (5%)
