1) Former Trailer Park Use
- The site previously operated as a trailer park (approx 43 units) for approximately 30 years.
- When the trailer park closed around the year 2000, only the trailers were removed.
- Roads, electrical infrastructure, and other remnants were left in place, and since then the property has naturally reforested.
2) Occupied Residence on Property
- A private residence on the site is currently occupied.
- Do not disturb, approach, or interact with the occupant under any circumstances.
- All site visits must be arranged in advance by contacting the seller’s representative.
3) Rezoning Conditions
- The property is subject to conditional rezoning requirements as approved in Case ZON-25-0022. See "Zoning Conditions" page on this website.
- Buyers should carefully review these conditions, including the requirement for a $300 fee per tree not planted as specified in the plan under the Town of Spring Lake code, and the need for final site plan approval and survey.
4) Payment in Lieu of Recreation Space
- The rezoning approval requires a $48,000 payment in lieu of open space/recreation.
- This payment obligation is already satisfied and will be credited to the purchaser at closing.
5) Sale Representation
- This is a For Sale by Owner transaction.
- The property is being marketed for sale by a representative of the owner, all negotiations and final terms will be negotiated by owner only.
